Cape Town Real Estate - Where To Buy At Uninflated Prices
Cape Town has become a popular hot spot for tourists from all over the world. Sitting at a sidewalk caf one can often hear a great variety of languages competing with each other in excitement. Sports stars and film stars are rubbing shoulders with the contingency of locals.
With this focus on the beautiful city, it is just natural that people with the financial capacity can afford to outbid others in order to attain the most sought after Cape Town real estate. Also, with the Soccer World Cup in 2010 coming, the escalation in prices will only intensify.
This escalation often leaves ordinary people out of contention in the acquisition of property.
There are, however, ways to counter attack this process. There are Cape Town real estate areas further away from the hustle and bustle where the competition is not that fierce, making these prices much more affordable to the "ordinary" people.
The Northern suburbs of Cape Town are the most neglected, and one can still find excellent value in those areas. It does not offer the cosmopolitan atmosphere of the central city, and chances are quite slim to find Leonardo or the young William strolling around there.
But for the realist there will be reasons to secure Cape Town real estate in this unobtrusive area. Let us list a few:
* Property prices are much more affordable in these less crowded areas and quite often real estate here provides spectacular views of the mountains.
* Because of the middle class environment, crime is less of a factor and children can still play in the streets in many of the suburbs.
* Its location is great to get almost everywhere. Cape Town Airport is 10 to 20 minutes away. The City centre is 20 minutes away or even less. The Atlantic ocean and the Indian ocean are reachable within half an hour. The wine routes start within kilometers from a variety of suburbs. The golf courses are all around and big shopping centers are within easy reach. From here one can easily explore the fascinating inland with its endless variety.
* The demand for Cape Town real estate is very consistent because of the focus on a more general market and that ensures solid capital growth.
* And, because it is more affordable, one has enough pocket money left to go and buy a beer in Camps Bay or Clifton. Charleze will not even know that you are of more ordinary stock...
More and more ordinary people from many countries club together to buy property here, and use it as a base to visit the rest of the country. With the exchange rate usually in their favour, they reckon their property purchases to be great bargains. And so they are.
The author, Wim van der Walt, of Byron-Yeats Properties has an alternative approach to the marketing of property. Cape Town real estate will only be promoted after assessment of the objective value of the relevant opportunity. A rational approach will therefore form the base of every presentation and will be dealt with explicitly. This means you will not be mesmerized by sugar coated descriptions on Wim's South African real estate website, but the fundamental information will be helpful in order to realistically asses every opportunity!
